<span style="font-size: 17.3333339691162px; line-height: 17.3333339691162px;">With affiliates in Miami and New York, Mr. Bonetti of Durendal based in Marbella noted in a pre- event statement that the recovery in Spain mirrors the US market of a few years ago. “It’s no coincidence that one of the first major transaction closed with Spain’s ‘bad’ bank Sareb, was with a Private Equity firm based in Miami Beach,” he told PIE. “Looking out their beachfront skyscraper windows on Brickell Avenue, there was a perfect view of the financial tsunami which engulfed and collapsed US markets years before.” That collapse left behind upside-down properties, massive piles of debt, bank and company failures, foreclosures, and dozens of abandoned construction cranes “looming over the city like giant pink flamingos”, he said.</span></div>

In Miami for example, the recovery there has been so strong that many of our Clients are now exiting their positions to take profits. We anticipate a similar effect will occur over time here in Spain as well.”</span></div>

However, in those markets today competition for assets is quickly overtaking supply, with prices and yields responding accordingly.”</span></div>

First, you must have a very strong deal-sourcing team with on the ground local partners. And second, it’s time to look beyond the major Tier I markets. “Like Florida, we forecast the next wave of investment will occur in the south and all along the Costa del Sol with a focus on Marbella and its environs.” While Madrid and Barcelona markets are rapidly maturing, this second phase is only just beginning and will continue for at least the next 12-18 months.</span></div>

Hamburg - Die spanische Wirtschaft ist Ende des vergangenen Jahres überraschend kräftig gewachsen. Das Bruttoinlandsprodukt (BIP) der viertgrößten Volkswirtschaft der Euro-Zone legte in den letzten drei Monaten 2014 um 0,7 Prozent zum Vorquartal zu, wie das Statistikamt mitteilte.<br />

Das Wachstum stellt das größte Plus seit sieben Jahren dar und war etwas größer als von Experten erwartet. Zum Vergleich: Die deutsche Wirtschaft wuchs zum Jahresende lediglich um rund 0,25 Prozent.<br />
Insgesamt legte das spanische BIP im vergangenen Jahr um 1,4 Prozent zu. Die spanische Regierung erwartet, dass die Wirtschaft dieses Jahr noch stärker anzieht, da sinkende Ölpreise und der billigere Euro die Konjunktur anschieben. Das BIP soll daher 2015 um mindestens 2,5 Prozent zulegen.<br />
<br />
Damit geht der wirtschaftliche Aufstieg Spaniens weiter: Zwischen 2011 und 2013 befand sich das Land noch in einer Rezession, seitdem steigt das BIP jedoch wieder schrittweise an. Größtes Problem des Landes ist jedoch nach wie vor die große Arbeitslosigkeit (derzeit 23,7 Prozent).<br />

Their absence subsequently heralded in the buyers of second homes – commonly referred to as “residential tourism” buyers.<br />

Now, in 2014 they are back to purchase what they´ve been evaluating as top investments by buying repossessed developments, hotels or plots with commercial planning permissions and finishing, refurbing or extending them into profitable properties with modern concepts.

The Mayoress of Marbella, Angeles Muñoz & the delegate representing the Group Al Thani , Moayad Shatat, have signed the acceptance of the shares in the Society, which are distributed as follows: Nasir Bin Adullah and Sons S.L. with 97%, the Townhall of Marbella with 2% & the Leisure Port of Marbella with 1%. <br />

The Mayoress explained that “from this moment on the UTE which won the the project for the amplification of the port is now a legalized society ” & she stressed that “the Townhall has accepted being a shareholder without having to contribute financially & that the costs would be paid for by the main shareholding company, which owned 97%”. <br />

Following a 2.5 year delay, the Mayoress left the delegate from the Group Al Thani , Moayad Shatat, to announce when it was envisaged that the works would start. Moayad Shatat, speaking on behalf of the company he pointed out that the works would commence during the first six months of 2014. andaluz.tv has been able to find out that this new development only thanks to the Group Al Thani, after numerous & undesirable set backs with the municipal administration, to reach an ageement under new conditions. <br />
Now it appears almost certain that the project will goa head in different stages, starting with docking facilities for cruiseships. If and when, the commercial centre will be constructed, is still not known. <br />
What is clear, is that the new hotel promised by the politicians will not get construction permission. The industrial zone where all the car showrooms are situated, at the moment will not be touched, because the legal & financial aspects relating to this have still not been sorted out. <br />
<br />
Conclusion: As long as the administration doesn’t put up more barriers for the project, the new port should finally become a a reality. This would be a very good & important development for Marbella.<br />

Die Bürgermeisterin hob hervor, dass die Aktienbeteiligung der Stadt eine Spende von Al-Thani ist und ohne finanzielle Gegenleistung erfolgt. Auch wollte die Bürgermeisterin, Angeles Munoz, erklärt haben, dass die Investitionen zu 100% vom Scheich übernommen werden. <br />
Im Gegensatz zu den letzten 2,5 Jahren, überließ die Bürgermeisterin nun die Ankündigung zum Baubeginn dem Geschäftsführer Shatat. Dieser erklärte, dass man im ersten Halbjahr 2014 mit dem Baubeginn rechnen kann. <br />

Wie andaluz.tv in Erfahrung bringen konnte, ist diese neue Entwicklung nur möglich, weil sich die Gruppe Al-Thani nach vielen unerwünschten Rückschlägen durch die administrative Seite der Politik bereit erklärt hat, das Projekt auch unter neuen Vorraussetzungen durchzuführen. Es scheint nun ziemlich sicher, dass das mehrstufige Projekt zunächst nur den Bau des Kreuzfahrtschiffhafen vorsieht. <br />
<br />
Ob und wann die Shopping - Mall kommt, dies ist noch nicht klar. Fakt ist, dass das von Seiten der Politik zugesagte Hotel auf keinen Fall eine Genehmigung erhalten wird. Das Industriegebiet, in welchem die ganzen Autohäuser untergebracht sind, wird wohl vorerst auch nicht umgesiedelt werden können, da juristische und finanzielle Aspekte noch nicht abschließend sortiert sind. <br />
<br />
Fazit: Sollte nun von Seiten der Administration keine neuen Problemfelder aufgestellt werden, dann könnte das Projekt tatsächlich noch Formen annehmen. Dies wäre eine gute und so wichtige Entwicklung für Marbella.<br />

<br />- Die Grundsteuer die Sie für Ihre Immobile zu leisten haben variiert nach Kommune und beträgt etwa 0,2 - 0,3%.<br />
<br />- Beim Weiterverkauf der Immobile fällt eine Spekulationssteuer an. Diese ist um so niedriger, je länger die Immobile in Ihren Besitz ist. Sie kann bis zu 35% des erzielten Gewinnes betragen. Bei einem Erbfall oder einer Schenkung ist eine eine Wertzuwachssteuer an den spanischen Fiskus zu entrichten.<br />

Nachdem mehrere Wohnungseigentümer vor einer Räumung den Selbstmord wählten und nach zahlreichen Protesten in ganz Spanien rudert Politik sowie Sparkassen und Banken zurück. Die Zahl der dramatisch gestiegenen Zwangsräumungen soll eingeschränkt werden.<br /><br />NEWS: vom 10. Oktober 2012<br /> Änderungen des Küstenschutzgesetzes verabschiedet. Bereits bestehende Gebäude innerhalb der Schutzzone sollen in den nächsten 75 Jahren nicht abgerissen werden. Auf der anderen Seite wird die Küste vor exzessiven Bebauungen geschützt. Unterschiede zwischen legal und illegale Gebäude werden kaum gemacht. Die Gebäude dürfen renoviert und verkauft werden. Veränderungen die über eine Renovierung hinausgehen sind nicht erlaubt.<br />

Das verriet eine unbekannte Quelle unlängst dem britischen Magazin „Mirror“: „David Beckham und Victoria wollten ihr Haus eigentlich verkaufen, haben aber erst den Wert schätzen lassen.“ Das Anwesen soll rund 8,4 Millionen Euro weniger wert sein als noch 2007, als die Immobilie auf 13 Millionen Euro geschätzt wurde.<br />

Das Luxus-Anwesen soll über insgesamt sechs Schlafzimmer und zehn Bäder verfügen, keine schlechte Urlaubsresidenz für das prominente Paar. „Sie werden es erst einmal behalten, es als Bleibe in Kalifornien nutzen und hoffen, dass sich der Immobilienmarkt bald erholt“, verrät der Informant weiter.<br />

Natürlich ist der Wertverlust einer Luxus-Immobilie immer ärgerlich, doch für das Glamour-Paar mit Sicherheit kein Grund zur Trauer. Immerhin sollen David und Victoria Beckham über ein stattliches Vermögen von umgerechnet 202 Millionen Euro verfügen.

nochmals nein! Was wurde in den letzten 20 Jahren nicht alles schwarz gemalt.
Einmal hieß es, es fehlten 1 Mio. Wohnungen, dann baute man 1 Mio. Wohnungen ab,
man strich die 7b-Abschreibung und wundert sich jetzt, dass statt 500.000
Wohnungen im Jahr nur noch 100.000 gebaut wurden. Dann führte man die Ökosteuer
ein, was die Fahrtkosten erhöhte und die Menschen in die Städte umziehen lies,
dann wurde die Kilometerpauschale gestrichen, begrenzt und wieder eingeführt. 20
Jahre lang stiegen an den meisten Orten die Immobilienpreise nicht oder nur
kaum, obwohl die Zinsen auf ein historisches Tief zurückgingen. Die Menschen
wurden verunsichert, Fragen nach der Sinnhaftigkeit einer Kapitalanlage in
Immobilien wurden immer öfter gestellt, bis eine Kehrtwende vom Sparbuch zum
Grundbuch begann.</span></div>
<div style="text-align: justify;">
<span style="font-size: 10pt;">Jetzt, endlich,
steigen auch wieder die Immobilienpreise und damit natürlich auch die Mieten.
Und kaum hat die Trendwende etwas an Fahrt zugenommen, schon wird von einer
möglichen "Immobilien-Blase“ geredet.</span></div>

<span style="font-size: 10pt;">Verehrte
"Sand-in-die-Augen-Streuer“: Nehmen Sie doch bitte zur Kenntnis, wir sind hier
nicht in Irland, Griechenland, Spanien oder gar den USA. Hier in Deutschland
wird seit Bestehen der Bundesrepublik solide finanziert. Solide im Sinne von
genügend Eigenkapital und einer Zinsfestschreibung, im Extremfall über die
gesamte Darlehenslaufzeit. Diese Finanzierungsformen gibt es in den anderen
Ländern so gut wie nicht! Und deshalb gibt es auch kaum eine Überhitzung auf dem
deutschen Immobilienmarkt. Und wer nur mal unbedingt in München am Stachus eine
Penthouse-Wohnung, in Hamburg an der Alster eine Villa oder ein reetgedecktes
Haus auf Sylt sein Eigen nennen möchte, der muss nun mal extrem tief in die
Tasche greifen. Denn noch immer gelten die Grundsätze von Angebot und
Nachfrage.</span></div>
<div style="text-align: justify;">
<span style="font-size: 10pt;">Es gibt eben einen
Unterscheid zwischen der subjektiven Wahrnehmung und der Wirklichkeit. Und diese
ist: Abgesehen von wenigen großen Städten sind die Preise von Eigentumswohnungen
von 2003 bis 2001 um ca. 10,5% gestiegen, dagegen betrug die Inflation 15%.
Wurst, Käse, Bier und Brötchen wurden damit schneller teurer als Stein und
Beton! Es gibt also, so der Leitartikel der „Welt“ vom 18.08.2012, keine
"Immobilien-Blase“, sondern viel eher eine "Erzähl-Blase“!</span></div>

Mietschulden nehmen deutlich ab</h2>

authentisch: Hier der Messi, der seine Wohnung verkommen lässt, da der Mieter,
der seine Mieten nicht bezahlt oder dort die Vermieter, die 70% der Abrechnungen
falsch erstellen. Doch zum Glück ist die Welt nicht nur schwarz/weiß, sondern in
der Tat recht bunt. <br /><br />So kann man mit Freude in der „Welt“ vom 18.08.2012
lesen: Die Mietschulden sind gesunken, und zwar seit 2003 um 41%. In
Berlin-Brandenburg seien es sogar 50% weniger. Die Ursachen sind vielschichtig,
wie z.B. ein besseres Forderungsmanagement, eine bessere Schuldnerberatung, oder
- ganz profan - der Rückgang der Arbeitslosigkeit im gleichen Zeitraum von
ebenso 50%. <br /><br />Bei dieser guten Nachricht darf man trotzdem nicht
übersehen, dass die Mietrückstände noch immer 103 Mio. € hoch sein sollen. Um
diese weiter zu verringern, braucht es eine fach kundige Unterstützung bei der
Neuvermietung der Immobilie und ein funktionierende Mahnwesen.</span></div>
